Danescroft are bringing forward emerging proposals for a new, landscape-led neighbourhood on land adjoining Langley Park Road.
Our vision is to deliver much-needed new homes alongside new infrastructure, green spaces and community facilities, in a way that responds to local priorities and respects the surrounding area.
This is an early-stage consultation and your feedback is important. It will help shape the proposals before a planning application is submitted.

The Vision
The emerging proposals would deliver around 600 homes.
Alongside new homes, the plans for the site include:
Medical centre and a care home
New green spaces and biodiversity enhancements
Better support for cycling and public transport links
The proposals are being designed around the landscape, with plenty of green space, and new habitats for wildlife.
Site Context
The site is located to the north of Langley Park Road and close to Farnham and Stoke Poges.
It covers around 25 hectares and is made up of several connected areas of land. This means development could come forward in phases over time.
The site benefits from a highly accessible location:
Around 500m from Langley Station (Elizabeth Line)
Direct connections to central London and Heathrow
Close to existing communities and local services
The site is not affected by any formal landscape or heritage protections, which means there is a good opportunity to plan and design a well-integrated development that fits carefully with its surroundings.
Access
The site will be accessed from Langley Park Road. It is already served by local bus routes, and the proposals include plans for a new mobility hub (including a bus stop within the development) alongside improvements to the surrounding road network. These will be designed to support more sustainable travel choices, making it easier and safer to walk, cycle and use public transport.

The need
Across Buckinghamshire, there is a clear and well evidenced need for more homes to support a growing population and changing household needs. Over a sustained period, the delivery of new homes has not kept pace with this demand, which has contributed to ongoing pressure across the local housing market.
Against this backdrop, the proposal can help to make a meaningful and planned contribution to local housing supply. By bringing forward a comprehensive scheme of this scale, it provides an opportunity to deliver homes in a coordinated way, rather than relying solely on smaller and more fragmented sites that may not come forward in a consistent or planned manner.
Importantly, the scale of the proposal reflects the level of identified need in the area, alongside the opportunity to contribute significantly to supply in a way that is planned and deliverable.
Why this site?
This site has been identified as a strong opportunity because it:
Is in a sustainable location, close to Langley Station and existing services
Will deliver local infrastructure alongside homes, including a health centre and care home
Can be planned comprehensively, rather than relying on smaller, uncoordinated sites
Has the potential to deliver significant green infrastructure and environmental improvements
We recognise the importance of infrastructure being delivered alongside growth, and the proposals are being shaped to ensure that services, facilities and transport improvements are embedded from the outset.
Outline application
An Outline planning application is being prepared which would agree the principle of development, access and key parameters. The detailed design of the development is therefore yet to be prepared and would be brought forward at a later stage of the planning process if Outline permission is granted.
As a result, any feedback relating to the specific design and layout of the scheme can be used to inform the detailed design of the scheme at the successive planning stage.
